Oil leak from rear of motor where drive shaft exits 1994 Yamaha Kodiak

I am looking for some advice.  I am working on a 1994 Kodiak 400cc.  It has a fairly large oil leak at the rear of the engine where the driveshaft comes out at the rubber boot.  I am thinking that the rear oil seal is out and I have ordered a manual to help me take this apart.  I was hoping someone who has done this before can give me some pointers.  

I have a few questions that I hope you can answer.

Do you agree that it is the rear oil seal needing changed?
Is there a specific reason that this seal could leak, or is it just from age?
Is there any other parts I should check or change while I have this apart.
Will the driveshaft u-joint have to be taken apart?  
If so, what is the best least expensive way to separate it?
The manual will tell me how to take the swing arm out, but do I need to completely take everything out or can I just drop the whole rear end?

I appreciate any replies.
